The Service
The Report Every NQ
Builder Needs
Site classification is a mandatory regulatory requirement for all new residential construction in Australia under the National Construction Code. PGI Geotechnical Group is North Queensland's preferred provider of AS 2870-compliant site classification reports — accepted by all Queensland building certifiers and produced with the technical rigour and competitive turnaround that residential developers, builders and owner-builders across the region depend on to keep their approval timelines on track.
We assess site conditions through soil profile investigation, soil reactivity testing and Atterberg limits analysis to assign the appropriate site class — from the stable Class A and S sites that suit standard footing systems, through moderately reactive Class M and H sites, to highly reactive Class E and problem Class P sites that require special engineering design. Our reports clearly communicate site conditions, the technical basis of the classification and appropriate footing system options.
North Queensland's soils present particular classification challenges. Townsville and coastal NQ are underlain by reactive montmorillonitic clays that expand and contract significantly with moisture change. Inland areas can feature variable profiles combining lateritic surfaces, weathered rock and filled ground. Our local knowledge of NQ's soil types means our classifications are accurate, defensible and appropriate — not conservative estimates that push builders unnecessarily to more expensive footing systems.

When You Need It
Site Classification Keeps
Your Approval Moving
House & Duplex Construction
You're building a new home or duplex in North Queensland and your building certifier requires an AS 2870 site classification report before issuing a building approval. We deliver certifier-ready reports quickly so your project isn't delayed.
Residential Subdivision
You're developing a land subdivision and need site classification reports for multiple lots. PGI can run efficient multi-lot investigation programs across your development to satisfy planning and building approval requirements without duplicating costs.
Reactive, Filled or Unknown Ground
Your site may contain reactive clay soils, made ground, old fill or unusual geological conditions that could affect footing performance — you need a classification backed by thorough investigation, not a desktop estimate.
